Dispositions FAQ

Real Estate Dispositions FAQ

Straight answers to the questions investors ask me about selling deals, building buyer lists and getting properties closed.

Acquisitions finds the deal. Dispositions decides whether you get paid.

These are the questions I hear most from investors who’ve figured out how to get properties under contract but haven’t yet built a reliable way to sell them. For the full system, start with the real estate dispositions guide, then work through building a cash buyers list and putting together a deal package.

If you’re in South Carolina, read the South Carolina wholesaling overview before you market anything.

Straight answers

How do you sell a wholesale deal fast?

Speed comes from preparation, not pressure. Have a qualified, ranked buyer list before you need it, present a clean package with comps, scope, access, deadline and photos of the problems, and send it to matching buyers first. In South Carolina, marketing property you don’t own can require a license, so read the South Carolina wholesaling overview and talk to an attorney first.

What is the dispo process in real estate?

It’s the sales side of an investing business: building and qualifying buyers, preparing a deal package, presenting to the right buyers, collecting and comparing offers, and managing the deal to closing. The real estate dispositions guide walks through each step.

How do I build a cash buyers list from scratch?

Start with county records showing cash purchases in your area, then add investors you meet at local meetups and crews you find renovating houses. Qualify each one and store everything in a database. Details are on how to build a cash buyers list.

What three questions should I ask every buyer?

What areas do you buy in? What’s your price range and criteria? What condition will you take? Write the answers down, then rank the buyer based on what they actually do.

How do I rank buyers?

By behavior. Buyers who have closed with you on time without renegotiating go to the top. Buyers with verified funds and a track record elsewhere come next. New and unproven buyers come last until they close something.

Is it rude to ask for proof of funds?

Not if you make it routine policy and ask at the right time, usually before a buyer goes under contract. Accept reasonable formats, keep it confidential, and be ready to show your own when you’re the buyer. See how to find cash buyers for more.

What should a deal package include?

Comps with honest notes, a scope of work, access instructions, an offer deadline, and photos of the problems along with the rest of the property. The full checklist is on how to present a real estate deal to investors.

Why should I show photos of a property's problems?

Because buyers will find them anyway. Showing problems up front builds trust, produces cleaner offers and prevents renegotiation after the walkthrough. Hidden problems cost you the deal and your reputation with that buyer.

Can I market a property I have under contract in South Carolina?

Under the 2024 Real Estate Practice Act changes, marketing property you don’t own can require a real estate license, and the Commission reads marketing broadly. Read the South Carolina wholesaling summary and talk to a South Carolina real estate attorney before you do anything.

Should I take the highest offer from a buyer?

Not automatically. Compare certainty, speed, contingencies and earnest money along with price. A buyer who always closes is often worth more than a higher number from someone who never has.

What numbers should a dispositions department track?

Active qualified buyers, matching buyers per property type and area, time from acquisition to buyer contract, time from contract to close, and fall-through reasons. I track these in REI Boss.

Where can I get feedback on a deal I'm trying to sell?

Post it in REI Skool, my free community for investors, and get experienced eyes on your numbers and your package.
